Kushner has announced that Felice, a renowned Tuscan-inspired Italian restaurant and wine bar originally from Manhattan’s Upper East Side, will open its first New Jersey location at the redeveloped Monmouth Square in Eatontown. This 4,500-square-footspace will be prominently situated in the development’s central town square. It marks a significant step in Kushner's $500 million transformation of the former Monmouth Mall into a mixed-use destination with upscale dining, high end retail, 1,000 new apartments (with leasing starting in late 2026), and extensive community spaces including a public green and resident clubhouse.

Construction of Monmouth Square is well underway, with demolition largely complete, infrastructure progressing, and retail shells for key tenants like Whole Foods Market, Cava, and Prince Street Pizza nearing completion. Other confirmed tenants include Van Leeuwen Ice Cream, Offshore Coffee, Arhaus, and STRONG Pilates, joining existing anchors Macy’s, Boscov’s, AMC, and an updated Barnes & Noble. This comprehensive redevelopment aims to create a dynamic centerpiece for Eatontown and Monmouth County, with 82% of the commercial space already pre-leased.
